A deposit of £300 per tenant is payable at the beginning of a tenancy with LS6.co.uk. As members of the Tenancy Deposit Scheme, we hold this on our tenants' behalf until the end of their tenancy, when we return it in full on condition there is no damage to the property, including its fixtures, fittings and furniture, and all rent and utility bills are paid.
Any deductions we make from deposits are to cover the reasonable costs of repairing any damage, replacing missing items or cleaning where tenants have not fulfilled their tenancy agreement obligations. As an example of reasonable cost, we charge £30 to repair/redecorate any single wall at the end of a tenancy.
We charge an admin fee of £50 per tenant for entering into an LS6.co.uk tenancy UNLESS all necessary paperwork (tenancy agreement, contact details and direct debit forms) is completed within 10 days of the first tenant signing the tenancy agreement.
A £20 fee, payable by direct debit, will be charged each time a rent payment is late.
Any unpaid rent attracts interest at 3% above the Royal Bank of Scotland base rate.
If we have to notify utility companies about tenancy start and end dates on behalf of tenants, we charge a £50 admin fee. This is because problems with utility companies cause huge volumes of admin time, so we encourage tenants to get it right from the beginning.
If a tenant misuses our repairs service by calling the emergency number in non-emergencies or for non-maintenance reasons, a fee of £22 for a telephone call and £80 for a call-out visit will be charged.
Locks and keys: failure to return any key incurs a £100 charge for replacing each external lock the key is for. Replacement keys: £10 each.
We charge £25 an hour for cleaning services during the property marketing period if a house is not clean and presentable for viewings. In addition, we reserve the right to charge an additional £50 per room in cases where BO or smoke smells require deodourising prior to viewings.
Tenants will be charged around £70 to cover our costs for checking and preparing any inventory/condition schedule at the end of a tenancy where property damage has occurred.
We charge a £50 admin fee every time we have to intervene due to noise nuisance caused by tenants.
When tenants leave behind any of their own furniture at the end of their tenancy, we charge for its removal at a cost of £10 per item.
